How NOT to sell your home

Doing nothing to prepare your home for sale is THE single most costly mistake you can make. Doing just the basics is the second. You get just one chance to maximise the sale price and most people don't realise the potential in their property. They end up selling for an average or low price instead of the highest possible price.


EXAMPLE 1 - OUTDATED, NEAT & TIDY

Whilst this house is neat and clean, the owners will miss out on the maximum sale price for a few reasons including a outdated colour scheme. Presenting a property in this manner will attract people looking for a bargain not people looking to pay a premium.



EXAMPLE 2 - OUTDATED & UNTIDY

Whilst the outside looks neat, the colour scheme is outdated and the plastic chair perhaps sets the scene for what's inside. No guidance from the real estate agent will see this property owner miss out on gaining the maximum price. With a number of cosmetic renovation changes, this could have been an amazing transformation. Definitely, a lost opportunity to maximise the sale price here.


EXAMPLE 3 - MISMATCHED STYLE

Whilst the owner may love colour, the potential buyers may not even inspect this property due to the loud colour scheme and mismatched decor. Another missed opportunity to drive the maximum sale price.



EXAMPLE 4 - BORING, OUTDATED & EMPTY

The property is not only unappealing, its outdated AND empty causing any potential buyers to just see the amount of work required and to make low ball offers. With the right guidance and preparation, this owner could have achieved the maximum sale price by having the property transformed for sale with a cosmetic renovation.
